What the Session Covers
Three hours isn't a lot of time — so we don't waste any of it. Every CRAM session is structured around the content areas that carry the most weight on the Florida Sales Associate state exam. The exam covers 19 content categories based on Chapter 475, Part I of the Florida Statutes and Chapter 61J2 of the Florida Administrative Code. We focus on the ones that account for the most questions.
License Law & FREC Rules
The powers of FREC and DBPR, licensing qualifications, disciplinary procedures, and violations — this is one of the most heavily tested areas on the exam.
Contracts & Disclosures
Essential elements of a valid contract, statute of frauds, mandatory disclosures, and contract termination — 12% of the exam.
Brokerage Operations
Escrow/trust accounts, advertising rules, commission splits, brokerage relationships, and anti-trust — another 12% of the exam.
Real Estate Math
Prorations, commission calculations, loan-to-value ratios, property tax, and closing costs. These are reliable exam questions that many candidates skip studying.
Property Rights & Ownership
Estates, tenancies, homestead, condominiums, cooperatives, and timeshare — understanding how property rights work in Florida is fundamental.
Finance & Mortgages
Mortgage instruments, loan types, qualification processes, and closing procedures — together these categories make up roughly 20% of exam questions.

Format: Live via Zoom (camera optional, mic encouraged for questions).
Duration: 3 hours.

The CRAM session works best as the final piece of your study plan — not the only piece. Florida State Exam — Quick Reference
Administered by: Pearson VUE, on behalf of the Florida DBPR.
Format: 100 multiple-choice questions covering 19 content areas.
Time limit: 3.5 hours.
Passing score: 75 out of 100 (75%).
Location: In-person only, at Pearson VUE testing centers statewide.
Retakes: Unlimited. You can reschedule as soon as 24 hours after a failed attempt. Each attempt costs $36.75.
Course certificate validity: 2 years from the date you passed your course final exam.
